Roofing in Timnath, CO

Timnath at a glance

Timnath is a town of 6,487 people (2020 census) southeast of Fort Collins, about half a mile east of the Harmony Road and I-25 interchange. It sits on a small bluff east of the Cache la Poudre River and covers about 7.3 square miles.

What that means for your roof

Most homes in Timnath are new, built as Fort Collins and Windsor grew toward the town. New roofs are covered by manufacturer warranties, but hail damage isn't a warranty issue, so keep records and photos of your roof after storms. Read your rights under Colorado roofing law before signing anything.

HOA rules and roof choices

Many newer neighbourhoods have HOA rules on roof colour and material. If you are replacing a roof after hail, check the rules before choosing impact-resistant shingles or metal. See impact-resistant shingles.

From Overland Trail to bluff-top town

The area was first homesteaded in 1860, when the Sherwood Station stop on the Overland Trail opened on the Sherwood Ranch and the first schoolhouse, called Fairview, was built nearby. The turning point came in 1882, when the Greeley, Salt Lake and Pacific Railroad arrived, linking Greeley and Fort Collins. A Presbyterian missionary was sent the following year. For generations the land around Timnath grew potatoes, alfalfa and sugar beets and raised cattle. The historic downtown still lies along County Road 5. Homes built on open former farmland face full sun and wind, so check roof edges and ridge caps after big storms.
