What Must a Colorado Roofing Contract Include?

In Colorado, a roofer must give you a signed written contract before work starts. It has to spell out the job, the costs and your right to cancel within 72 hours, and a roofer may not pay or waive your insurance deductible. This guide summarises C.R.S. 6-22-103; it is not legal advice.

What does the contract have to list?

The roofing work and materials, approximate dates, approximate costs based on damage known at signing, the contractor's physical address, email and phone, and its surety and liability insurer if it has them.

How do I cancel?

The contract must include a clause letting you cancel and get a full refund of any deposit within 72 hours after entering the contract, and a written notice of that right.

What about my deductible?

If insurance is paying, the contract must state that the roofer cannot pay, waive or rebate any part of your deductible, or promise to. An offer to "cover your deductible" is a red flag.

What happens to my deposit?

The contract must say, in bold, that the roofer will hold your payment in trust until materials are delivered to the site or most of the work is done.

What else should I check?

Who pulls any permit, how old roofing will be disposed of, what warranty covers labour and materials, and what happens if rotten decking is found.

Where can I read the law?

The text of C.R.S. 6-22-103 is published online. If you have questions about your rights, ask a lawyer or the Colorado Attorney General's consumer protection office. Ready to start? See roof replacement.

Why does Colorado have these rules?

Hail storms bring a rush of roofing work, and with it some contractors who take deposits and disappear or do poor work. The rules give homeowners a clear contract, a short cooling-off period and protection for their deposit.
